Dholera Smart City is India's first planned Greenfield smart city located in Gujarat and developed under the Delhi–Mumbai Industrial Corridor (DMIC). It has been declared as a Special Investment Region (SIR) by the Government of Gujarat under the Gujarat Special Investment Region Act, 2009.
Unlike traditional cities that grow randomly, Dholera is being developed with proper town planning, underground utilities, smart governance systems, industrial zones, residential sectors, and commercial hubs. The total planned area covers approximately 920 square kilometers — making it twice the size of Delhi and 6 times bigger than Shanghai.
The city is designed to accommodate 20 lakh+ residents and is expected to generate 8 lakh+ employment opportunities once fully operational. It is being built with world-class infrastructure including 6-lane & 8-lane roads, smart water management, waste recycling plants, and a completely underground utility network.

109 km, 6-lane access-controlled expressway. ₹4,000+ crore project actively under construction. Will be the lifeline connecting Dholera to Ahmedabad.
₹1,305 crore Phase-1 investment. Will handle both cargo and passenger flights. Designed to be a major air logistics hub for Western India.
Ahmedabad–Dholera Metro corridor proposed. Plus, proximity to the Mumbai–Ahmedabad Bullet Train route for high-speed inter-city transit.
Adjacent to Tata Motors (Nano plant), Ford, Suzuki, and other auto giants at Sanand-Vitthlapur-Mandal industrial belt.
Well connected to Bhavnagar port and Pipavav (APM Terminals) port for international cargo and export/import logistics.
Dholera SIR offers strong long-term investment potential due to government backing, infrastructure development, and structured urban planning.
Backed by both the Central and Gujarat State Government with clear policy support and regulatory framework.
Underground cabling, smart metering, ICT-enabled services, and advanced utility systems throughout the city.
Dedicated industrial, commercial, and residential zones designed for balanced and sustainable urban growth.
Green building standards, solar energy integration, rainwater harvesting, and eco-friendly urban design throughout.
Increasing participation from national and international investors, corporates, and developers in Dholera SIR.
Early investors benefit from lower entry prices and massive potential appreciation as infrastructure completes.
Billions of rupees worth of investment is pouring into Dholera from national and international giants across automobile, defence, semiconductor, renewable energy, and industrial manufacturing sectors. Here are the key players:
Tata Electronics is actively constructing India's first AI-enabled semiconductor fabrication plant (Fab) in Dholera. Land acquisition complete, civil work underway. Expected operational by 2026–27 — the single biggest investment milestone for Dholera.
India's largest car manufacturer has commenced production at the Sanand-II plant near the Dholera corridor. Initial production lines are now running, creating thousands of direct and indirect jobs in the region.
One of India's top renewable energy companies is developing a massive solar manufacturing ecosystem near Dholera. The project includes solar cell, module, and green hydrogen production — powering India's clean energy goals.

Land prices in Dholera have already shown significant growth, and with ₹3.5 lakh crore+ investment pipeline, the best is yet to come. Here's what early investors have seen — and what's expected ahead.
When Dholera SIR was first announced. Land was at rock-bottom prices with zero infrastructure.
Infrastructure work began. TP schemes finalized. Expressway & airport announced. Prices started climbing.
Tata semiconductor announced. Airport construction began. Expressway work accelerated. Prices surged rapidly.
Expressway nearing completion. Airport in final stage. Semiconductor fab under construction. Prices have risen sharply — early investor window closing fast.
As expressway nears completion and airport becomes partially operational, land demand will spike. Investors who enter now can see 2–3x returns in the short term.
When Tata semiconductor fab is fully operational, companies start hiring thousands — housing demand explodes. Commercial zones activate. Land value multiplies significantly.
Dholera becomes a fully functioning smart city with 20 lakh residents. Think of what happened to Gurgaon, Noida, or GIFT City — early investors made 20–50x returns. Dholera is even bigger.
Land bought at ₹200/sq yd in 1990s is now ₹80,000+/sq yd
Plots worth ₹500/sq yd in 2000s now command ₹50,000+/sq yd
Land near GIFT City went from ₹1,000 to ₹15,000+/sq yd in 10 years
Currently ₹2,000–5,000/sq yd — expected ₹20,000+ within 10 years
Every month brings new developments. Here's the roadmap that will multiply land values and create massive opportunities:
The 109 km Ahmedabad–Dholera Expressway is in its final construction phase. Full opening expected by end of 2026. Ahmedabad to Dholera in under 1 hour — the #1 catalyst for residential demand.
Runway construction near complete, terminal in advanced stages. Domestic and cargo flights expected to begin by late 2026. This single event will trigger a massive land price jump.
₹91,000 crore chip plant is under active construction. Expected to start hiring 20,000+ engineers and workers. Housing, retail, and commercial demand will explode when this activates.
Major developers will launch gated townships, apartments, and commercial complexes. Early plot holders can either sell at premium or develop their land for high rental income.
Ahmedabad–Dholera Metro and proximity to the Mumbai–Ahmedabad Bullet Train will make Dholera a transit-connected economic powerhouse.
Population reaches 20 lakh+. Schools, hospitals, malls, IT parks — all operational. Land values reach ₹20,000–50,000+/sq yd. Early investors see life-changing returns.
Start with plots as low as ₹5–15 lakhs. Monthly EMI options available. Build long-term wealth alongside your salary — your retirement plan sorted.
Diversify your portfolio into India's most promising smart city. Commercial and industrial plots available for business expansion or investment.
Invest in India's growth story from anywhere in the world. Clear titles, RERA registered, and professional property management for NRI investors.
If you missed Gurgaon, Noida, or GIFT City — don't miss Dholera. Low entry cost + government backing = safest bet for first-time real estate investors.
Every major infrastructure milestone is a price trigger. Airport, expressway, semiconductor fab — each one will multiply land values. The smartest investors buy BEFORE these triggers, not after.
