One of the biggest developments people are watching right now is the Ahmedabad–Dholera Expressway.
It’s planned as a 109 km, 6-lane access-controlled road, with an investment of over ₹4,000 crore. On paper, it sounds like a major upgrade—and honestly, if it’s completed as expected, it could make a real difference.
From the latest updates, most of the land acquisition is already done—somewhere above 90%.
Construction work is also visible in multiple stretches. Road base work has started, and bridges and flyovers are being built in different sections. It’s not finished yet, but it’s not just an announcement either—you can actually see progress.
The expected timeline people are talking about is phased openings starting around late 2026. But like most large infrastructure projects, timelines can shift a bit.
Right now, reaching Dholera from Ahmedabad can take around 2 to 2.5 hours, depending on traffic and route.
With the expressway, the expectation is that this could come down to somewhere around 45 minutes to an hour. If that actually happens, it changes things quite a bit.
One practical impact is commuting.
If travel becomes that much faster, people working in Ahmedabad might start considering living in Dholera. That’s something we’ve seen happen in other cities once connectivity improves.
But again, it depends on how smooth and reliable the travel actually becomes after completion.
You’ll often hear that land near major expressways sees strong appreciation—sometimes even multiple times within a few years.
That has happened in several places, but it’s not automatic. It usually depends on how much real activity follows—like residential demand, commercial use, and overall development.
Typically, properties closer to the expressway—say within a few kilometers—tend to get more attention.
In Dholera’s case, many people believe this expressway could be one of the biggest factors influencing future prices. But the real impact will only be clear once it’s fully operational and people start using it daily.
The expressway is definitely a key piece of the bigger Dholera story.
If it gets completed on time and works as expected, it could improve connectivity in a big way. And better connectivity usually brings more demand.
But like everything else in Dholera right now, it’s still in progress—not a finished story yet.
